
The Seller Pays All The Commission -- that's right,
in almost every transaction, the seller pays all of the agent's
commissions. And the seller has a Professional Agent representing
his/her interest, not yours. You had better have someone representing
your interest, and that individual better be a full-time Professional
Realtor with as much or more experience than the seller's.
There are also a few other details someone better be extremely
current with:
- Appraisals -- there are many different kinds of appraisals,
you better know the difference or you may well offer more than
you should.
- Home Warranties -- many sellers have purchased a warranty that
will prevent you from having expensive "surprises" after
closing.
- Mortgages -- there are so many different plans available these
days, not really knowing the differences can cost you thousands
of dollars. The seller's agent is not responsible for advising
when you are about to do something really costly -- that is why
you better have someone on your side with your best interest at
heart.
- Did we mention that in almost every case, all of the agent's
fees are paid for by the seller.
